General Policies:
• Check In Time: 11:00 AM
• Check Out Time: 11:00 AM
• Minimum Check In Age is 18 Years Old
• Guests aged 12 Years Old and under at the time of check in are considered children.
• Pets are allowed.

  The rates displayed Do Not include any applicable service fees, charges for optional incidentals .

  DEPOSIT AND PAYMENT SCHEDULE
  Daily

• One night deposit due at time of reservation
• Balance due on reservation start date
• Pay in full at time of reservation for reservations with nights during January- March.

  1 to 2 Months

• One month deposit is due at time of reservation for reservations during January-March.
• $200 deposit due at time of reservation during April-December.
• Balance due on reservation start date.

  3 Months

• One month deposit due at time of reservation.
• Balance due on reservation start date

  4 to 5 Months

• One month deposit due at time of reservation.
• 50% of balance due on reservation start date.
• Final balance due on 1st day of 2nd month of reservation.

  6 months or longer

• One month deposit due at time of reservation.
• 50% of balance due on reservation start date.
• 25% of balance due on 1st day of 2nd month of reservation.
• Final balance due on 1st day of 3rd month of reservation.

  Annual

• Park Model/Tied Down units - One month deposit required for new Guests.
• RV annuals - One month deposit.
  *Monthly payment schedule for annual reservations available subject to good credit history and credit card agreement on file.
  *Deposit Payment: The method for payment of deposits is by credit or debit card. If deposit is made in person, cash and/or check are acceptable.

  CANCELLATION AND REFUND POLICY

  No Show - Refund will not be granted.
  Short Term - Daily (1-29 days)

• Full refund of deposit 48 hours prior to arrival.
• No refund if cancelled less than 48 hours prior to arrival.
  Long Term - One month or longer
  
• Reservation with any nights during the months of January - March: Cancellation made prior to 60 days of arrival date - full refund minus $150 administrative fee.
• Reservation with all nights during the months April - December: Cancellation made prior to 60 days of arrival date - full refund minus 10% of reservation.
• Less than 60 days - deposit may be pushed forward one year from original arrival date or will be forfeited.
• Early Departure - If a stay is shorter than original reservation and less than one month no refund will be given. If one month or longer the rate will be adjusted to the appropriate rate type (i.e. daily, weekly, etc.); Credit of the adjusted unused portion of the payment minus $150.00 administrative fee will be applied to future reservation within one year of cancellation date or forfeited.

  *Refunds for death or extended hospitalization will be reviewed on an individual basis at the Regional level.

  Rental Unit Check in time is 3pm and Check out 12pm.
  No Smoking and NO Pets allowed in Rental Units.
  Security Deposits are required for Rental Units:
  Cabana Security Deposit: $1000 on Monthly and $500 on Weekly.
  Travel Trailer Security Deposit: $300
  Security Deposit Refundable at check out after a walk thru.
