Policies

General Policies:

• RV Check In: 12 noon
• RV Check Out: 11 a.m.
• Rental Check In: 3 p.m.
• Rental Check Out: 10 a.m.
• Minimum Check In age is 55 years old.
• Age qualified resort.
• Pets are allowed.
• The rates displayed do not include any applicable service fees or charges for optional incidentals.
• For late arrival arrangements, please contact our Reservation Department at (888) 726-8744.
• To make changes to your reservation, please call our Reservation Department at (877) 864-2728 and specify that you booked your reservation online.

Reservation & Payment Policies:

• Your credit card will be charged one night rack rate prior to arrival.
• For transient stays of one day to a week or longer, a $59 deposit is required.
• For stays of one month or more, a deposit of $250 is required for stays between October and March and a $200 deposit for stays between April and September.
• The entire balance is due upon arrival for daily, weekly, monthly or seasonal reservations.
• Stays for less than one week require a $59 dollar deposit.
• If a RV/Tent site reservation is cancelled at least 2 days prior to arrival, an administrative fee of $25 will be charged prior to refunding any advance deposit. Otherwise the one night deposit will be forfeited.
• If a rental reservation is cancelled at least 7 days prior to arrival, an administrative fee of $25 will be charged prior to refunding any advance deposit.
• Rental reservations that are cancelled within 7 days of arrival are not eligible to receive a refund.
• In the case of multiple sites booked, cancellation penalties apply to each site that is cancelled or changed.
• Prices and site type are subject to availability. 
• Rates and deposits may be changed without notice.
• No refunds will be issued for early check out.
• If I used a credit card for a deposit, guarantee or payment, I authorize MHC Property Management L.P. to charge any expenses incurred during my stay to that credit card or apply funds you have on deposit with us against what I owe.

• Rental Check Out: 10 a.m.
• $250 deposit to reserve and the balance is due on arrival (refundable after check-out walk through)
• $150 cleaning fee applies
• 30 Day minimum stay required

Monthly and Seasonal Stays:

• Utility fees will be assessed in accordance with current metering and fee collection standards.
• A cancellation policy of 60 days prior to arrival, or before September 1st, applies to any monthly or seasonal reservation. Less than 60 days there is no refund. Your deposit will be held for a future stay to be used within one year or the following season.
• Taxes are additional on all reservations.

Helpful Information:

• Packages mailed to Mesa Spirit will only be received via Parcel Pending. Resort personnel will no longer be accepting packages. To learn more about the service visit https://www.parcelpending.com/residents/ or call 1-855-316-4756. To sign up, visit https://my.parcelpending.com/signup.
• For age-qualified resorts, a fourteen-day limit on guests and children applies.
• Pets are welcome at most locations. Some pet restrictions may apply. Limit of two dogs per site.
• All RV sites at Mesa Spirit are 50amp. 30amp rigs will require an adapter. For your convenience, adapters are available for sale at the resort.
• All rates are based on a party of two.
• Extra guests are charged at a rate of $4 per day, per person.
• We will do our best to hold the site specified in your confirmation letter, however we cannot guarantee that a site change will not be made.
• City and state taxes are in addition to the published rate.
• Electricity is billed for stays of thirty days or more.
